I'm an architect and my firm routinely specifies interior finishes for projects so I thought I'd contribute a professional's perspective on the issue of how many coats of paint are deemed "acceptable". The fact of the matter is the average consumer usually isn't a paint expert and can't be expected to know about all the factors that impact coverage. That knowledge is considered "means and methods" and in a court of law, the responsibility lies with the painter or general contractor, not the consumer. What the consumer should be concerned about is the final result-does it look good and is it what you expected? The simplest way to communicate this to your painter is to stipule in your written agreement that the number of coats will be "as required to cover". That way all the guess work about what kind of primer, how many coats, how color affects the scope of work, etc., is removed from the consumer's responsibility and resides where it belongs-with the professional. In the contract that's why retention is always a good idea-typically 10% is withheld from payment until the job is completed to the satisfaction of the customer. Of course in return you as the customer have to be reasonable about what constitutes a completed job. Just my $.02.
I've seen this done many years ago by a guy who did all sorts of jobs where I lived. My dad caught him painting his boss's roof and he was watering down the paint. We've had a hard time trying to get a painter for our house. We've had a guy that had been remmended by a neighbor and he hasn't showed up to paint for 2 weeks. I want to call him and my husband says no. I'm 69 years old and I'm about ready to go and paint our 2 porches, I've painted all my life and all the inside of our home. Maybe that's the way it should be with everyone that can paint pretty good.
Painting your home, both inside and out, improves its curb appeal, character and resale value. Painting is one of the quickest and easiest ways to give your home a face-lift -- and it yields some of the most dramatic results as well. If you have ever visited the painting section of your local hardware store, you know how overwhelming the multitude of paint choices can be. In addition to colors, there are finishes, stains, maintenance and other options to consider. And, if you're interested in adding a mural or trompe l'oeil, you're looking at a whole different set of choices and associated costs.
Making sure you hire a true professional will ensure that you get the most durability and satisfaction out of your paint job. Save yourself time and frustration by asking the right questions to weed out inexperienced and unqualified companies pretending to be professional painters. Before you commit to a company, come prepared with these in-depth questions to find the best company for your painting project.
I do not mean to come off with an edge, however, this is an article for people hiring low bid, uninsured, one man band painters out to "hustle" a buck. Hire reputable, established companies or hire someone you know or have a strong referral from. If you are arguing over watered down paint, ticky, tacky deposits, buying your own supplies, you have hired the wrong guy.
If professional waste removal is required, we offer on-site dumpsters for an additional cost. Please inquire prior to the work beginning. On large projects a dumpster may be included as an optional, additional line-item in the estimate. You may use the dumpster as an opportunity for any "Spring Cleaning" after the siding work is completed, if there is any additional room in the dumpster. Please let us know if you would like the dumpster left in your driveway after all carpentry work is completed.

Not only do I agree with what you are saying; but, I will not use Angie's List for referrals again. Their "A" rated painter did some of the exact things they are now warning against; however, they are still rated "A". I sent in a review and it took eight weeks to post it. They allowed the contractor to lie about what happened as a response. I had proof and photos. Angie's List is a scam; instead ask neighbors and friends for referrals!
I used to work at Sherwin Williams. The best thing to do is specify that you will purchase your own paint. If the painter objects strenuously, he was plaanning on making money in the ways this article outlines. You might pay a few dollars more for paint, but you will have control of the quality of what goes on your walls. Never skimp on paint quality.
***Payment Policy:  Weiler Painting will receive payment of Cash, Check, or e-Transfer for services rendered.  A deposit is usually required for most jobs to cover the material costs of the project.  For projects in excess of two weeks a interim payment will be required and can be discussed prior to commencement of work.  Payment is to be made in full at completion of work stated in contract.

John Harkey Jr. the owner was called home after college to take over his fathers Paint Business, shortly after John ramped up the business from just paint and handyman to full-service remodeling and commercial development. For 17 years he has remodeled hundreds of homes, built multifamily residences as a general contractor and project manager for multiple developers, and for the last 10 years, in addition, he has been an active real estate agent and home developer for himself. John just understands all aspects of real estate.
Back to the article. You can add water to all latex based paints / thinner to oil based paint. The tinting base has absolutely nothing to do with it. Say you are working outside and throughout the day you have to add a little water to keep the same consistency. If somebody really tried to add 20% to 50% water they no longer would be painting they'd be performing a whitewash or pickle finish.

Sorry it is difficult to trust almost anyone in the trades. It is easier to do the work myself and not deal with strangers in and around my house. When I have to hire someone I tell them up front that I'll be checking every detail, pay extra to purchase the materials myself, and if they don't want the job - well good! I always fine someone who will work with me as I pay a bonus for that.
Apply painter’s tape to the floor alongside the baseboard, then tape sheets of rosin paper to this strip. Cover the paper with drop cloths. To ensure good paint adhesion, lightly scuff-sand the trim and windows with 220-grit paper. Remove the dust with a HEPA vacuum, then a damp rag. Do not sand paint that’s more than 40 years old without first testing it for lead.
When calculating total cost of your project, one of the most important factors to consider is the paint itself. Paint costs will be determined by the quantity of paint and primer required to complete your project, as well as the quality of the paint you choose. You can use this paint calculator to estimate how much paint you will need.. Once you have an idea what you're working with, go to your local home improvement store and compare the costs of a gallon in person. Painting professionals can also quote average prices from their years of experience working with different paint qualities.
Calculate your costs.Having an idea of the cost of paint you need to purchase will help obtain quotes from a contractor. “Paint coverage is based on how many square feet of surface one gallon will cover,” says Bunting. “Most paints will cover approximately 400 square feet. Tally this by multiplying in feet the wall’s height by its width, minus windows and doors.” Determine how much paint is needed to complete the project. “To calculate the cost of a project, factor in the day rates, the size of the property, any architectural features, and the paint finish needed,” says Rance.
Whether your project is interior or exterior, Vila suggests taking a good look at the context your colors will be part of. This includes architectural factors, since a Victorian wears deep colors much more gracefully than a Colonial. Vila also touches on neutral colors; he regards dark brown as a panacea for outside trim, and, yes, beige is a safe bet for siding. As you might expect from someone who’s been in the home-improvement biz for more than three decades, Vila isn’t wild about the notion of following color trends. All in all, his guide is on the conservative side. Then again, if you’re considering radical changes to your home’s appearance, a voice of reason should always be welcome.
Remember: You want to get the highest quality paint your budget will allow to ensure its lasting beauty. You'll also need painting supplies like primer, brushes, rollers and painter's tape. A professional will have these items on-hand. According to statistics, paint and other supplies account for about 15 percent of a professional painter's total cost; labor will factor into 85 percent of their charges.

Small random-orbit or pad sanders make this job go faster. (Wallis first covers these boundaries with Synkoloid patching compound so no edge is visible after sanding.) As shown, you want to make sure that there is a feathered, smooth transition from exposed wood to old paint. For areas that might get close scrutiny, you can follow up with a 100- or 120-grit rubdown to erase any scratches.
If the point of hiring a well established, experienced, reputable painting contractor is to secure the professionalism and trust suggested to be inherent with that choice, then I would EXPECT that professionalism and experience to include the ability to make the proper and correct calculations for labor and materials for a fixed price quote, and there should be NO reason for the contractor to put the cost burden of their miscalculation on the consumer.
Interview your contractor. Before you choose a contractor, get three bids for comparison and ask the right questions. Bunting says you need to know the following: Do they have proper licenses, insurance, and bonding? Do they subcontract the work out? Do they offer written guarantees of their work? “Recommendations from friends and family are always a good measure,” adds Rance. “And ask for references from previous customers.”
Interior house painting costs are calculated on a few key factors. Nationally, interior house painting projects range from $200 to $2,500. The wide price range indicates how much square footage, paint selection and labor can affect cost. One pro uses a laser to measure each room, subtracting the size of the doors and windows, and then bases the quote on the square footage of the actual surfaces to be painted. Painters may provide you with savings if you opt to paint your entire home rather than just having one room or an accent wall painted. For example, the average house painting cost for an 8x12 room with 8-foot ceilings is roughly $200, when contractor-grade paint is used. Painting ceilings, baseboards and frames can also affect cost. Pros may charge per linear foot to smooth and paint baseboards. In one area pros might charge 50 cents per linear foot to paint baseboards, while pros in another part of the country could charge $1.50 per linear foot for the same task. Painters may charge flat rates for painting door and window frames, with one charging $20-$25 and another $60 per door. Geography and regional costs to do business play a major role in the cost of interior painting. The same painter in a rural region has less to pay in taxes, transportation, insurance and overhead than they would in a major city like New York.
State your expectations. The number of coats a painter applies isn’t the only factor in determining the quality—and price—of the project. Preparation is also key. If you want a surface that’s free of unevenness from past paint jobs, tell the contractors—and be prepared to pay extra. But if you can live with some imperfections, agree on what level of prep is acceptable and what isn’t.

Sand the trim with a fine-grit sanding sponge. Sponges get into crevices where sandpaper can’t go and let you apply even pressure. Then apply the first coat of paint, let it dry at least 24 hours, lightly sand it again for a completely smooth surface, and apply the second coat. After each sanding, vacuum the trim, then wipe it down with a tack cloth to remove the dust.

OF the different type of customers there are at least two: cheap charley's and people who want great results. I agree the need for wall repair is critical to the end results. Most critical is for the customer to be told ahead that the walls are going to need exactly what is needed. This means the contractor must look, touch, examine the walls for defects and needed work. I've been a building manager for 40 years and seen a few paint jobs. Typically a contractor does a lot of talking about how expert he is, but the guys who walk through with note pads, iPads, examine, measure, point things out, explain and recommend are the ones I will deal with. It confirms if they know what the business. Nobody likes the workers to show up and when you talk about the job they're going to do they know nothing but they we were told to be here. Their boss who bid the job doesn't supervise - a big no no around here. Nobody likes surprises or worse, at the end of a job that's not right getting a bunch of little kid excuses. Contractors that do not like the customer to be around looking at the progress don't get the job.
This feared question gets to the heart of who will be performing work in your home and whether your home and belongings will be safe. Sadly, there have been numerous documented cases around the country where employees of a hired contractor have burglarized, injured, or even killed the homeowner.  What’s worse, in most cases it was later found that the bad employee had a criminal background that was unknown to the employer.  In learning about who will be performing the work in your home, you should ask additional questions about their hiring policy and whether they conduct criminal background checks.
A fresh paint job has the power to totally transform the look of your house in less time and for less cash than any other remodeling project. That thin skin of resin and pigment also protects your investment, shielding it from sun, wind, and rain—until the paint begins to crack and peel, that is. Then it's time to button up with a couple of new coats. Properly applied, new paint should last for a good 15 years, provided you use top-quality materials, apply them with care (and with an eye on the weather), and, most important, clean and sand every surface first. Here's what you need to know to get a first-class finish on your home's exterior.

While preparing your home for painting, we will be carefully working on and inspecting every inch of your home. Sometimes additional rotted wood is found after removing peeling paint or siding. If any additional damage is found, we will communicate what we find, along with solutions and pricing options. An example of items that may be found while working on your home could be rotten or soft siding or windows, wood-pecker damage, sub-structure damage, etc. We prefer to let the customer know of any issues rather than just painting over them or covering them up. Please see our rotted siding/window replacement page for more information about identifying any problem areas.
If you paint over dirty, oily surfaces, the paint will easily chip or peel off. So before painting, clean grimy areas with a deglosser or heavy-duty cleaner intended for prepaint cleaning. They work well to clean painted, varnished or enameled surfaces to improve the adhesion of the new paint. They’re ideal for cleaning greasy or oily areas like kitchen and bathroom walls and removing hand marks around light switches and doorknobs.

Keeping water vapor out of a house’s outer walls is easier if there are plastic vapor barriers between the drywall or plaster and the framing. This is less often the case in older homes than in newer ones. If peeling occurs near or in a bathroom, shower-related dampness is likely at fault. One way to reduce the area’s moisture level is to put in an exhaust fan. In general, if part of the house is consistently damp, then the origin of that dampness must be discovered and dealt with.
Both options have their pros and cons. Spraying is the faster method that usually only requires one coat coverage, is free of brush marks and can get into hard to reach areas. Spraying does, however, have a longer prep time, the possibility of uneven coverage, and poor adhesion. Brushing has excellent control, good adhesion, uniform coverage and is better for getting into smaller cracks. Brushing takes a lot longer, requires two coats and can leave brush marks. Make sure your contractor has solid and definite reasons for picking one method over the other.
Old cracked and loose caulking will be removed and replaced with a premium Siliconized Acrylic Latex Caulking. Often the original caulking is insufficient and not only leads to higher energy bills, but can allow water into joints which will cause the siding to rot and decay. Scott's Painting & Staining Inc. specializes in siding replacement so we are highly-skilled at knowing where these problem areas are. As a result, we ensure the entire house is excessively caulked in all the right areas on every job. All joints, seams and punctured nail holes will be caulked.
When coverage is difficult to estimate, add more rather than less when doing DIY wall painting. You can always pour the leftover back into cans. For large jobs, use the bucket and a roller screen rather than a roller tray. It’s much faster to load your roller with the screen than to use a roller pan. Simply dunk the roller into the paint bucket, then roll it along the screen until it stops dripping.
A thorough scrubbing is a must before painting any exterior surface. It removes the dirt and broken-down paint residues that keep fresh coats from adhering and gets rid of mildew that grows on paint in all but the most arid climates. Most contractors clean with pressure washers, but in the hands of someone unfamiliar with the equipment, these can gouge wood, shatter glass, and drive water behind siding and trim. Using a hose, a pump sprayer, and a scrub brush is slower but safer, and just as effective.

Did you even read the article? It was specifying UNSCRUPULOUS painters! And, by the way, the photo at the top was not identified at all. How would anyone know whether it was done by a homeowner or not? Also did you ever stop to think that if a consumer has the knowlege to spot a dishonest contractor then by default he also has the knowlege to identify an honest one as well? And, pardon me, but just because you've never seen something has absolutely nothing to do with whether it has actually happened to someone else. Why would any honest business person be so defensive about the publishing of such useful information? If any painters/painting contractors object to a consumer having this kind of information maybe they are the dishonest ones!
Picking exterior house paint colors is a lot different than picking a color for a shirt or a car.  It may help to drive around to observe colors that other homeowners have combined on homes that are of similar size and design as yours.  There are also online resources that provide homeowners with the ability to create virtual makeovers of their home by combining colors together through their software programs as well.

I'm hiring an interior painter and that is why I was reading this comment list. I'm concerned about your comment about Angie's List. Some of us don't have personal recommendations for tradespersons, and rely on sites like this. Are you saying that Angie's List's reviews are not complete or that they do not print some of the negative reviews? It's hard to know what to do - I have not been able to find a person who just had their paint done so I can ask him/her about the quality of the painter.
Because it is next to impossible to find out information about local painting contractors on the Internet, the old adage “talk to neighbors” applies here. Some painting contractors display signs on the lawns of houses they are working on, but you find this more with general contractors and siding and replacement windows companies. So, other than the painter’s white panel van out front, you often do not know what is going on inside your neighbors’ houses.

This article is outdated. Deep based colors were an increase in price back in the 90's. Most stores have a standard price for all colors now. The problems the author are citing are outdated and rarely happen. This is the 2nd time I've seen this article being emailed out, it's irresponsible of angies list to keep sending out this poorly written and inaccurate article.

simple wall painting

A fellow (actually lives in the same neighborhood) by the name of Wayne Hickey (843-655-0366) painted the ceilings and most of the walls of our house in February 2017. He got paint all over my light fixtures, all over my trim around the doors, and had visible lap marks everywhere on the walls. He came back and rectified some of the problems, but not all, as I have noticed as I have had time to look more carefully at the work he and his assistant did. His assistant had no idea (not a clue) how to roll paint on a wall or ceiling. Some places were not covered. He said he would pull nails for pictures and then re-insert the nails exactly where they were. This he did not do as he promised. He painted over the nails. His assistant had no idea how to use a paint roller. I have painted all my life, and would have done this work myself, but I just had a full knee replacement and the other knee is in bad shape. I just could not do the work. Wayne is a pleasant and congenial individual, but he can not cut in a ceiling or wall to my satisfaction - not even close. He should have a putty knife and wet cloth with him all the time to correct any paint that might get applied where it shouldn't. That is something I always did as a painter. I would not recommend Wayne to paint anybody's home.

Never, never hire "Hanks painting" , he is a scam. He charged me 1800 for an 800 sqft house, with the agreement of painting the gutters. He not only didn't paint the gutters, the paint of the walls and front door is pealing off. He did not sand the door and the wall color is washing off. His people don't know the work and he much less than them since he painted the door.
Thorough preparation is essential to ensure a good finish. Contractors might have to fill cracks or holes and remove old paint if it is badly worn, peeling or flaking. They remove all paint and apply a suitable primer to the bare surface. If the existing paint is in reasonable condition, they clean it and rub it with abrasive material to provide a key for the new paint. On new surfaces, such as bare wood or fresh plaster, they apply a suitable seal, followed by a primer coat.

Satin - Has a slight sheen as seen in Figure 6. This is our standard paint sheen unless specified otherwise. Satin is more durable and easier to clean than a Flat paint. It may highlight rotted or swollen areas in the siding more than a Flat paint. Scott's Painting & Staining Inc. can repair these areas prior to repainting. The house in Figure 6 is finished with Sherwin Williams SuperPaint in a Satin finish, which gives the house a brilliant sheen!

This last guide is a little unconventional. The home-decorating magazine House Beautiful has created an online slideshow of ideas and inspirations that’s eclectic, fun to read, and suitably colorful. Travel back to the 1950s in a color-powered time machine; check out the color scheme of a gorgeous Charleston home on a virtual tour; and explore shades that match the seasons. Perhaps most important: Learn which are “the hardest colors to get right,” and find out why. The slideshow’s creativity and variety make color selection seem like an adventure, not a drag. This may not be the only resource you need to decide on a color scheme, but it’s one you won’t regret using.

Such mistakes are avoidable, Hooked on Houses assures us, with sufficient forethought.

When hiring a contractor it is always best to hire one who is personally referred to you by someone you trust. Hiring through ads or phone book is hit and miss. Check with your local paints stores, they know the good guys from the bottom feeders. Go to the stores that sell the high quality paints like Benjamin Moore(nonpareil), Pittsburg, Sherwin Williams or Glidden. Don't go the the big box stores for referrals, the people there don't know squat!

My painter franchisee, who I got from Angie's List, must have found some shmucks on the corner to paint my house. I specifically said I wanted stain. First my house was painted the wrong color, Then it was painted with LATEX paint- not stain. Estimates to 'undo' the damage is around $10,000 and its not a guarantee that it will work. The work is at best amateurish. Many underpainted or not painted spots, drips, etc. They did the entire outside (scraping?, priming? caulking?, painting), cleaned up and left within the time I left for work and came home. There were thee of them (my neighbor told me) This was two years ago and I am still upset. Can't be fixed.

This company has done a outstanding job on my company website - Mr. Epoxy & Paint and the service has been unreal. I’m literally blown away this company keeps there word and does more than they promise. Thanks for everything Footbridge !!
You can save a bundle by doing the labor yourself. The biggest DIY expense is paint. Other expenses include buying or renting supplies and equipment, like caulk, primer, brushes, rollers, tarps and ladders or scaffolding. Freeman advises applying paint with brushes, not a sprayer. “If you overspray all the window frames and overspray your shingles and your sidewalks and the brick on the front of the house, you do damage that is not easily fixed,” he says.

What does it mean that latex and oil paints are so different? If the former is applied over the latter without primer between them, the latex’s stretching may pull the rigid oil paint off the wall. This can expose the wood, which leaves the surface at the mercy of the elements. Not a situation you want in New England in February — or at all, really, no matter where you live.
If you are going to hire a contractor (professional painter) give a room by room punch list of the fixing of holes small or big, have it identified for the painter to tell you if you need a drywall finisher or if he does this type of work good. Wall repairs can be 3-5 steps to do repairs ( one per day for good drying of patching material and a good sanding) this is what gives you a good paint job only using high quality paint.
