Every home has details that can be accentuated for amazing looking visual appeal and first impressions.  The key is to not make the wrong details stand out.  Entryways, windows, shutters and other details on the home can be painted to make their design noticeable.  However features such as gutters, downspouts, external air conditioning systems, unevenly proportioned windows and protruding garage doors should not be completed to draw attention to them as this will provide a negative results.

If your landlord or building doesn't have a pre-selected painter, see if you may be allowed to paint the walls yourself. If you hire a contractor for a painting job, you’ll want some assurances in the form of guarantees or warranties.  Knowing the importance of warranties, some companies even give unrealistically long warranties such as 10 years, 20 years or even lifetime warranties. The sad fact is that most of these companies will be out of business long before their warranties expire. So what is a realistic warranty that you can trust? Here’s what you should look for in a great warranty:

Consider purchasing supplies personally to save money. Ask the painter for a bid that separates labor and materials. Then explain that you'll purchase the materials and ask for a list of exactly what will be needed to complete the job. Caulking, for example, is an extra supply commonly used to fill any cracks or damaged areas in your walls -- and one that might be overlooked in an incomplete list.
A good contractor doesn’t just do quality work, of course. Workers should be courteous, pleasant, and capable of clear communication. Ideally, the people altering your home’s look will be enthusiastic about the task rather than jaded and burnt out. Find out from your references what kind of attitude the company’s workers displayed, and whether they behaved professionally. Also ask whether the crew stayed on schedule, and whether they arrived early each day, did their work, and got out of there.

If there is any peeling — and there usually is somewhere — it's essential to scrape off any loose paint. This doesn't just mean the parts that are already separated from the wood and ready to fall off on their own. Each spot where paint has peeled loose needs to be scraped thoroughly until you can no longer get the sharp corner of a putty knife under any of the surrounding edges of paint. Then, the bare spot needs to be sanded until the paint edges are smooth.

If the contract is not very, very specific and extensively fleshed out or if they display their change order schedule prominently on top, show them the door.
