When it comes to home maintenance, exterior painting is one task that is best left to a professional. Painting contractors have the experience and the manpower to do the job properly and efficiently. They can also recommend the best type of paint for the project, taking climate and building material into consideration. While you may be tempted to save money and turn this into a do-it-yourself project, your safety is important—professionals will have the special equipment needed to get up high and, more importantly, their own insurance, shielding you from liability. But there is a con: working with the wrong contractor. Be sure your contractor is insured, has a good reputation, and offers the best cost estimate to ensure you get the job done without any headaches. Any of these primers may be used, depending on the conditions required on your home. Oil-based primers soak into new wood better and are also used on rusting areas, such as around gas meter, prior to painting. Oil-based primer works better in keeping steel gas meters and other steel surfaces from rusting in the future. Painters often tint primer close to the color of the top coat, but Wallis thinks that's a recipe for "holidays," or missed spots. Instead, he tints his primer a contrasting color. "If I can see the color coming through, I know I need to apply more paint," he says. On the cottage shown in this story, he chose a gray-blue primer to go under a peach top coat.
To win work, contractors generally have to bid against other suppliers. To make an accurate bid, they estimate the time and materials required to complete the job. They measure the area to be painted and discuss the type of finish the customer requires. They assess the quality of the surfaces to work out how much remedial work they must carry out before painting. They might have to remove old paint or wall coverings, or repair cracks and other damage. They also calculate the cost of any essential equipment, such as scaffolding for exterior walls.

In Mark Twain's classic "The Adventures of Tom Sawyer," Tom tricks his friends into painting his aunt's fence. You probably won't get that lucky, but there are good reasons many homeowners keep their painting in-house. No building codes apply to interior decoration; if you do something dumb, you don't risk life and property as you would if you were, say, tackling a rewiring job; and because labor typically accounts for 80 to 85 percent of the price of a paint job, you'll save a ton by doing the work yourself.

WOW! I think the guy I hired read this first and I have photos that would make your skin crawl. Bottom line: he got me for $1900.00. Every single thing he painted had to be completely redone....that's when I discovered he did NOT use the colors I picked, he actually used leftover exterior paint from his mother's house! Because I have pets he said things needed to be sealed first and I did agree to that. What I did NOT agree to was using some kind of foul smelling gray stuff ON MY HARDWOOD FLOORS! THEN he painted them BLACK, telling me that all they were good for was covering over with laminate or carpet. He also dripped and tracked paint all over my ceramic tile floors. PLUS left a wet used paint roller in my garden window and had stuff piled in front so I didn't find it until it had dried. I have no idea how much that is going to cost to repair. Then he left without finishing (thank God) but left the "leftover" paint, uncovered, in the rain. Again, hid it so I didn't immediately find it. Obviously we will be going to court but I doubt if I see a penny from him.
For years, there's been a lively debate about the supremacy of oil-based or water-based paint. Oil-based products, which include alkyd paints, clean up with mineral spirits. Water-based products, which are referred to as latex paints though they are now based on vinyl and acrylics, clean up with water. Although the question still gets asked, water-based paints win hands down for home exteriors. Research done at the U.S. Department of Agriculture Forest Products Laboratory (FPL) in Madison, Wisconsin, shows that water-based paints expand and contract with the siding. They also allow water vapor generated inside the house to pass through the paint film. Oil-based paints, on the other hand, dry to an inflexible coating that blocks moisture. The results can be telltale cracks as siding gives and paint blisters as trapped moisture tries to find a way out. Water-based paints are also gentler on the environment because they are lower in volatile organic compounds. Does that mean oil-based paint should not be used at all? Certainly not. "When asked to recommend a paint," says Al Beitelman, director of the Paint Technology Center for the U.S. Army Corps of Engineers, "I always ask about the previous paint job. If it worked fine, I suggest using what was there before."
The companies with the best paint products are Benjamin Moore, Dunn Edwards, Sherwin Williams, and Vista Paint. As a painter I don't recommend Berh from Home Depot as much because it's quality is just marketing. Flat paint has no sheen and it shows its true color, but is not easy to wash or clean. Satin, eggshell have low sheen and is washable. Semigloss ang glossy has a high sheen and these paints are recommended for bathrooms and kitchen or where there's high humidity and steam.

Such mistakes are avoidable, Hooked on Houses assures us, with sufficient forethought.
Never, never hire "Hanks painting" , he is a scam. He charged me 1800 for an 800 sqft house, with the agreement of painting the gutters. He not only didn't paint the gutters, the paint of the walls and front door is pealing off. He did not sand the door and the wall color is washing off. His people don't know the work and he much less than them since he painted the door.

You can save a bundle by doing the labor yourself. The biggest DIY expense is paint. Other expenses include buying or renting supplies and equipment, like caulk, primer, brushes, rollers, tarps and ladders or scaffolding. Freeman advises applying paint with brushes, not a sprayer. “If you overspray all the window frames and overspray your shingles and your sidewalks and the brick on the front of the house, you do damage that is not easily fixed,” he says.
Any nails that have loosened their way from the house will either be replaced or recessed back into the siding. By recessing loose nails, the siding joints will be tighter which will aid the caulking to completely seal the house. This not only reduces energy bills but keeps the siding from flexing, which can cause caulking to split prematurely. When Scott's Painting & Staining Inc. replaces siding or does any carpentry work, ring shank nails are used which can slide into the wood but the arrow shaped rings keep them from loosening back out over time.

State your expectations. The number of coats a painter applies isn’t the only factor in determining the quality—and price—of the project. Preparation is also key. If you want a surface that’s free of unevenness from past paint jobs, tell the contractors—and be prepared to pay extra. But if you can live with some imperfections, agree on what level of prep is acceptable and what isn’t.
Yes the pricing does change, and quite significantly. I have worked inside the paint industry on counter sales outside sales and application for over 10 years. One thing many people do not understand is, the resins in the paint are more expensive to produce the higher the sheen goes. Therefore the company is at of higher cost making the paint, which in terms they charge more for the paint. I have seen a 15$ variance between flat-semi-gloss it is not uncommon and is not unrealistic to pay more for a higher sheen. Another thing to add is when doing samples on your wall prior to a painter coming is a good idea, however do not do them in huge squares with heavy coats, remember you are just wanting an idea. A lot of times the issue comes up of the paint not covering the sample coats, in fact it is covering quite well, however the paint sample applied is often times much darker than the wall color, creating a contrasting difference from the lighter surrounding wall and the sample placed on the wall. I recommend getting a piece of sheet rock and using it for the samples so you can move around with it etc.

SF Gate recommends an inside-out approach to choosing paint colors. This involves picking a central item and building a room’s color scheme around it. The article also repeats an age-old bit of painting wisdom: Test your colors on small sections of wall before going all out. There are even tips for homeowners planning to sell: Light colors make rooms look bigger, and white acts as a “blank canvas” that lets potential buyers imagine things their way.

He stresses that color selection is a personal choice that should (and inevitably will) reflect your personality. Thorough preparation is essential to ensure a good finish. Contractors might have to fill cracks or holes and remove old paint if it is badly worn, peeling or flaking. They remove all paint and apply a suitable primer to the bare surface. If the existing paint is in reasonable condition, they clean it and rub it with abrasive material to provide a key for the new paint. On new surfaces, such as bare wood or fresh plaster, they apply a suitable seal, followed by a primer coat.

In addition to getting references from your finalists, you’ll want bids. Get them from at least three different contractors, and make sure they’re all based on the same criteria. Find out what each contractor’s estimated timeframe is for the project, and whether there’s a waitlist. A good contractor should offer a warranty. Three years is fine; one year usually isn’t enough. Look at the warranty in writing, and make sure you understand any limitations or exceptions written into it.
